All applicants at least 18 years of age and older must complete the rental application. Incomplete applications will not be accepted. Applicant(s) must sign application.
Two persons only per bedroom
Applicants must have a good credit history, including a FICO or credit score equal to 660 or higher is required. If you do not meet the applicable credit criteria, then tenancy may be granted subject to availability of a guarantor or proof of an approved application for rental assistance.
At least six (6) months of verifiable income, pay stubs, bank statements, and/or income tax records is required. In addition, a previous rental history that is verifiable is required, including the previous 5 years of rental history with names, addresses, email addresses and telephone numbers of managers / owners of previous rental as references. Note: REFERENCES WILL BE VERIFIED. Favorable references from current and previous landlord(s) required.
A valid governmental issued photo identification (state driver license, passport) is required.
For international applicants, valid visa information, passport, I-20, school or job acceptance letter and bank statements must be provided.
You must have a social security card or TIN.
Applicant(s) gross income must be at least three (3) times the amount of the monthly rent unless applicant is able to demonstrate creditworthiness via other means such as investments, savings, rental assistance or guarantors.
Some pets may be allowed with additional deposits, documentation and rents may be required, please inquire.
You must view the property in person before applying.
Other Criteria: Unless exempted by local or state law, no prior felony convictions for manufacturing illegal substances or causing bodily injury or harm, and no prior evictions or collection records for non-payment of rent. Co-signers are not accepted. Incomplete applications are not accepted. All applications must be signed by the applicant.
REMARKS
Our office does not accept incomplete applications.
Once approved the security deposit (= one month’s rent) will be due within 36 hours and needs to be paid with cash, cashier’s check, or money order.

All units including common areas of the apartment are prohibited from smoking and subleasing.
Renter insurance is required after signing the lease agreement.
