Occupancy standards generally follow 2 persons per bedroom, plus one additional occupant where applicable, subject to local code.
You must have good credit, a FICO score of 660 or higher is required. If you do not meet the applicable credit criteria, then tenancy may be granted subject to availability of a guarantor.
No evictions record.
You must have at least 6 months of verifiable income, paystubs, bank statements, or income tax records.
You must have a good previous rental history.
You must have governmental issued photo identification (state driver license, passport).
For international applicants, valid visa information, passport, i-20, school acceptance letter and bank statement must be provided.
You must have a social security card or TIN.
No Felony convictions for manufacturing of an illegal substance and for violent crime.
Some pets may be allowed with additional deposits, documentation and rents may be required, please inquire.

Applications are processed in the order received once complete.
Once approved, the security deposit (= one month’s rent) will be due within 36 hours and needs to be paid with certified funds only (by cash, cashier’s check, or money order).
All units including common areas of the apartment are prohibited from smoking and subleasing.
Renter insurance is required after signing the lease agreement.
